- SCHEDULE A SITE VISIT
Get a tour around the property you are eyeing to buy. Set an appointment with Southwynd Marketing staff or with your agent/broker.
- RESERVATION (DAY 1 – 5)
a. Submission of Initial Reservation Requirements
Buyer:
- Submits Two (2) Valid IDs with 3 Specimen Signature
- Submits the Latest Certificate of Employment and Compensation (COEC) / One (1) Month Latest Pay Slips
- Submits a Photocopy of Tax Identification Number (TIN) ID / TIN VERIFIED
- Submits Proof of Billing / Brgy. Clearance
- Submits Employees’ Statement of Accumulated Value (ESAV) / Membership Status Verification Slip (MSVS) for Pag-IBIG Financing
- Fills out Buyer’s Information Sheet
 b. Sales & Marketing Briefing
Southwynd:
- Conducts Project Briefing and Initial Evaluation of Buyer’s Capacity to Pay
- Prepares Reservation Documents to be signed by the Buyer
 c. Reservation Confirmation
Buyer:
- Signs Reservation Documents then return to Southwynd
- Pays Reservation Fee
4. EQUITY (DAY 30)
The buyer pays equity based on the schedule stated on the quotation sheet.
5. LOAN REQUIREMENTS (DAY 30 – MONTH 2)
The buyer submits the housing loan requirements 30 days upon reservation for locally employed & self-employed and up to 2 months upon reservation for OFWs.
6. LOAN PROCESS & HOUSE CONSTRUCTION (MONTH 1 – 16)
- First filing of Pag-IBIG housing loan process | MONTH 1 – 4
Southwynd:
- Validates Buyer’s Capacity through Loans Evaluation Sheet
- Prepares Documents for Submission to PAG-IBIG for Evaluation
- Receives First Notice of Approval (NOA) from Pag-IBIG
A. Southwynd lines up the buyer’s house for construction | MONTH 4-6
B. Southwynd will process the Transfer of Title, Annotation, and Transfer Tax Declaration | MONTH 4 – 12
C. House Completion | MONTH 6 – 9
Pag-IBIG:
- Conducts House Inspection
D. Second Filing of Pag-IBIG Housing Loan Process | MONTH 12 – 16
Buyer:
- Submits Updated Income Document
- Updates Pag-IBIG Contribution
- Attends Borrowers’ Validation Seminar (BVS) per the schedule set by Pag-IBIG and Southwynd
Southwynd:
- Prepares Documents for Submission to PAG-IBIG for Second Filing
7. LOAN TAKEOUT / RELEASE (MONTH 16-17)
Pag-IBIG:
- Releases of Second Notice of Approval (NOA) to Southwynd
Buyer:
- Sign the Second Notice of Approval (NOA) and Return to Southwynd
- Starts monthly amortization to Pag-IBIG (30 days after loan takeout)
Southwynd:
- Submits the Signed Second Notice of Approval to Pag-Ibig
- Takes out the home loan
8. HOUSE TURNOVER & MOVE-IN (MONTH 17-18)
Southwynd:
- Coordinates with the buyer for the schedule of the house inspection/turnover within 30 days upon loan takeout
- Endorses the House Keys
- Conducts Move-in Seminar
- Delivers the Fire Extinguisher
- Issues Authorization to Move-in
Buyer:
- Inspects house
- Signs the acceptance form (1 Year Structural Warranty starts 30 Days Upon Acceptance)
- Pays the Move-in Fee
- Claim the Fire Extinguisher
- Receives Authorization to Move-in & Move-in
